PAINTING OF THE ELEVATOR DOORS IS COMPLETE. WE ARE NOW WORKING ON THE LAUNDRY ROOM DOORS.

THE CEDAR WOOD IN THE MENS ROOM SAUNA HAS BEEN REPLACED AND REFURBISHED. THE FLOOR AND BENCH HAVE BEEN REBUILT WITH THE NEW CEDAR.

ALL LOCKERS IN THE STORAGE ROOM ALONG THE WEST WALL HAVE BEEN CLEANED EXCEPT ONE. OUT OF 28 LOCKERS, 27 HAVE BEEN CLEANED OUT.

GLOBE EXTERMINATORS HAS TREATED THE OUTSIDE NORTH WEST CORNER OF THE BUILDING FOR SUBTERRANEAN TERMITES. PENTZ COULD NOT DO THE TREATMENT BECAUSE TERMITE APPLICATIONS REQUIRE A SPECIAL LICENSE.

FEATHERCUT LANDSCAPING HAS COMPLETED PUTTING DOWN SOD ON THE WEST SIDE OF THE TENNIS COURTS. THEY HAVE ALSO INSTALLED SABLE PALMS AT THE NORTH PARKING LOT ENTRANCE.

NEW WIRING & CONDUIT WERE INSTALLED FOR SPRINKLER SOLENOIDS CONTROLLING 3 ZONES AROUND THE POOL AREA. THE MATERIALS WERE PURCHASED AND THE LABOR WAS DONE IN HOUSE.

NEW BREAKER PANEL HAS BEEN INSTALLED FOR THE MAIN POOL SUCTION LINE. THIS PANEL IS REQUIRED BY LAW. THE PANEL WAS PURCHASED AND INSTALLED IN-HOUSE.

NEW POOL HEATER HAS BEEN INSTALLED BY BLUE RIBBON POOLS. THE OLD HEATER HAS BEEN SAVED AND WILL BE USED FOR PARTS IF NEEDED IN THE FUTURE. RIGHT NOW THE HEATER IS SET AT 80*.

POOL COVER HAS BEEN ON AND OFF THE LAST FEW WEEKS—IT APPEARS THAT THE WEATHER IS NOW WARMER AND THE POOL COVER WILL BE PUT AWAY TILL LATER IN THE YEAR.

10 BIKES HAVE BEEN DONATED TO SOLUTIONS–BY-THE-SEA. THEY ACCEPTED THE BIKES EVEN THOUGH A COUPLE OF THEM WERE RUSTY AND HAD FLAT TIRES. THEY WILL GLADLY TAKE ANY BIKES WE GIVE THEM.

 

WATER TOWER HAS BEEN SHUT DOWN AND CLEANED BY OUR IN HOUSE STAFF. THE OIL IN THE FAN MOTOR HAS BEEN CHANGED, THE DIRECT DRIVE  BEARINGS ON THE FAN HAVE BEEN GREASED, AND THERE IS 59 lbs. OF PRESSURE IN THE SYSTEM WHICH IS PROPER.


ON GOING /UP COMING PROJECTS  3-21-2014


BRIGHTHOUSE HAS UPGRADED THE CCTV AT THE FRONT DESK. THE TUNE IN CHANNEL FOR THE FRONT DOOR IS 732. MANAGER HAS RECEIVED ONE AUTHORIZATION TO HAVE BRIGHTHOUSE COME TO THE BUILDING WHILE THIS PARTICULAR OWNER IS UP NORTH.


AIR DOOR FOR THE ENTRANCE TO GARAGE BY THE LIBRARY HAS BEEN ORDERED AND WILL BE INSTALLED BY IN-HOUSE STAFF UPON ARRIVAL.

 

CHRIS QUINN WILL BE TAKING THE CERTIFIED POOL OPERATER COURSE SHORTLY ADDING ANOTHER LICENSED POOL TECHNICIAN TO THE STAFF.

 

DRAWINGS HAVE BEEN RECEIVED FROM THE ENGINEER AND ARCHITECH FOR THE DESIGN OF THE FRONT CANOPY AND ENTRANCE.


REPLACING STRAPS ON THE POOL AND DECK CHAIRS WILL COMMENCE SHORTLY

 

HOT WATER LINE IN THE 09/11 STACK NEEDS TO BE REPLACED AS IT IS LEAKING. THE MOST DESIREABLE REPAIR IS TO REPLACE THE WHOLE LINE FROM THE ROOF TO THE LOWER LOBBY. WE ARE IN THE PROCESS OF COORDINATING WITH THE UNIT OWNERS, PLUMBERS, AND IN- HOUSE STAFF FOR THE JOB. NOTICES WILL BE POSTED ON THE BULLETIN BOARDS AND CCTV WHEN START DATE AND APPROX. LENGTH OF TIME IS DETERMINED.

NEW ANTENNA WAS INSTALLED FOR THE ENTRANCE DOOR TO GARAGE

RESEALED SEVERAL AREAS ON PARKING LOT ON THE SOUTH SIDE OF BUILDING

2 PIECES OF WINDOW GLASS WERE REPLACED IN THE CLUBHOUSE

FIXED LEAKING URINAL IN CLUBHOUSE MEN’S ROOM. THIS WORK WAS DONE IN HOUSE.

MAINTENANCE DEPT. HAS ALL NEW SHIRTS.

FEATHERCUT LANDSCAPING WILL BE INSTALLING NEW SOD AND A SABLE PALM ON THE WEST SIDE OF THE BUILDING ON EITHER SIDE OF THE NORTH ENTRANCEWAY. THIS PROJECT SHOULD TAKE PLACE IN THE NEXT WEEK OR SO.

THREE STORAGE LOCKERS, THAT NO ONE CAME FORWARD TO CLAIM, HAVE BEEN CLEARED OUT. TWO OF THE UNITS HAD DEAD RODENTS WHICH WERE DISPOSED OF.

MAINTENANCE DEPT. HAS REPAIRED THE HARDWARE ON THE WEST EXIT DOORS. BOTH DOORS HAVE BEEN PAINTED AND WEATHERSTRIPPING INSTALLED. DOING THE HARDWARE REPAIR IN HOUSE SAVED THE ASSOC. OVER $1300.

REPLACED A TWO FOOT LENGTH OF FLU PIPE FOR THE POOL HEATER. COVER HAS BEEN REMOVED FOR NOW. WEATHER FORECAST FOR COMING WEEK APPEARS TO BE IN UPPER 70’S – LOWER 80’S.

HOMELAND  SECURITY HAS GOT FUNCTIONING THE CAMERA  ON THE LOBBY LEVEL. 2 CAMERAS HAVE BEEN REPLACED, ONE FACING THE CLUBHOUSE AND THE OTHER FACING THE SOUTH PARKING LOT. TWO CAMERAS HAVE BEEN NEWLY INSTALLED, ONE FACING THE NORTH PARKING LOT, AND THE OTHER PROJECTING DOWN THE HALLWAY WHERE THE COMMERCIAL SPACES ARE.  ALONG WITH THE CAMERAS A NEW DVR RECORDER HAS BEEN INSTALLED AT THE FRONT DESK. DBOT CAN ADD UP TO SIX MORE CAMERAS IN THE FUTURE. 


PROJECTS COMING UP / CURRENTLY UNDERWAY

PAINTING OF THE ELEVATOR DOOR FRAMES IS ALMOST COMPLETED

THERE ARE A COUPLE MORE LOCKERS IN THE STORAGE ROOM TO BE CLEANED OUT IF NO ONE COMES FORWARD TO CLAIM THE CONTENTS IN THE NEXT WEEK. TWO NOTICES HAVE BEEN PUT ON THOSE LOCKERS. 

THE WOOD IN MEN’S ROOM CLUBHOUSE SAUNA IS BEING TAKEN APART. IT IS BEING SANDED DOWN AND REFUBISHED WHERE POSSIBLE AND REPLACED WHERE NEEDED.

TENATIVELY SCHEDULING THE TOWER TO BE CLEANED IN MARCH WHEN WEATHER STABALIZES BETWEEN THE COOLER TEMPS AND WARMER TEMPS.

 

VARIOUS WATER SITUATIONS AROSE DURING THE COURSE OF LAST FEW WEEKS. THE MAINT. STAFF HAS BEEN GOOD ABOUT GETTING TO EACH CONDITION AS SOON AS POSSIBLE. IT IS VERY IMPORTANT THAT WORK IN THE UNITS THAT INVOLVE REPAIRING/ REPLACING ANY FITTING CONNECTED TO THE MAIN STACK, THE FRONT DESK SHOULD BE NOTIFIED A LEAST 24 HOURS IN ADVANCE. THE MAINT. STAFF CAN SHUT DOWN THE STACKS TO ACCOMMODATE THE REPAIR IF NECESSARY AND RE-PRESSURIZE THE SYSTEM AFTER THE REPAIR.

Coming up / current projects underway:

<!--[if !supportLists]-->·       <!--[endif]-->Painting / sealing of parking deck on south side of building is ongoing. This is a temporary fix till bids can be received for the entire lot.

 

 

<!--[if !supportLists]-->·       <!--[endif]-->Metal “boots” and “sleeves” are being fabricated to secure certain areas of railing on south side.
