TOWERS RULES AND REGULATIONS from 2016

 

 

The Towers is a residential condominium, not a motel or resort. Our rules are strictly enforced.  Please help us make your stay an enjoyable and pleasant one.  Please consult Channel 98 or 703 for digital on the TV and notices in the elevator for information about activities at The Towers.  All communications, comments, complaints, request for repair services, and purchase of keys or garage door genies must go through the Front Desk.

  

REGISTRATION:  All lessees, visitors and guests must register at the front desk upon arrival and will receive a copy of the Rules and Regulation and a parking sticker/tag.  Occupancy is limited to 4 persons (plus infants) in 1 bedroom and 6 persons(plus infants) in 2 bedroom apartments.

  

PARKING:  Anyone parking on exterior lots must be registered with the receptionist and parking pass issued must be displayed on dashboard.  It is prohibited to "back in" to parking spaces next to building. Parking in the garage is limited to owners of designated spaces or those with written authorization from owners.  No vehicle is to be left unattended in the loading zone.  Vehicles may not idle in park gear within the garage more than one (1) minute.  Only emergency mechanical service is permitted in parking areas (Battery charger is available from maintenance) and garage.   No trailers are allowed in any of the parking areas and only vehicles, bikes, handicap aids and small grocery carts may be kept in garage spaces.  The exit door hose may be used only to rinse bikes. Vehicles parked in violations of these rules may be towed at owner's expense.  

  

CARTS:  Carts and Luggage dollies are to be returned promptly to the Lower Lobby.  They are not to be left in hallways or on the elevator.  No carts or dollies are to be kept in private apartments as others may need to use them.  Keys may be logged out from the Front Desk.

 

ATTIRE:  Swim wear must always be covered and footwear must always be worn in the public areas of The Towers building.

  

BALCONIES:  Nothing shall be placed on the balconies that is visible from the street or can be blown away.  Nothing shall be thrown or dropped from the balconies.  No cooking or smoking is allowed on the balconies.  Feeding birds from the balconies is not permitted.  No metal furniture or rugs or potted plants not on a raised stand is permitted as it undermines floor finish.

 

TRASH, GARBAGE DISPOSAL and RECYLING:  Never put wet or raw garbage, except for large bones and fibrous materials, in the trash chute.  Items not appropriate for the kitchen disposal must be sealed tightly in plastic bags and dropped in the trash chute, which is located across from the elevators.  Items too large for the trash chute must be taken by you to the lower lobby.  Trash Chutes are opened from 7 AM to 11 PM.  Recycling containers are on west wall in parking garage for glass bottles without tops, plastic without lids, beverage cans, foil baking pans and non-toxic, empty aerosol cans without plastic tips or lids, paper goods and cardboard no larger than a 2x2 pizza box.  NOT to be recycled are dishes, mugs, cookware, windows, mirrors, light bulbs, pots, pans, Styroform, plastic bags, chemicls, motor oil bottles, butter tubs, egg cartons, or toys

 

  

LAUNDRY and TRASH CHUTE:  Each person is responsible for cleaning the machines after use.  Remove all articles promptly, others may be waiting.  Observe the posted rules.  Wet waste that cannot be handled by garbage disposal may be in trash chute provided it is in a sealed, leak-proof container.  Large items that do not fit in Chute may be left in lower level garage near loading area. Opened from 7 AM to 11 PM.

 

DOORS:  Doors of units, laundry rooms or stairwells are not to be left open into the hallway. (fire regulation)

  

PETS:  Guests may not have pets in the building.  All authorized pets  must be carried while in the public areas of the building.  Each owners is responsible for cleaning up after their pet and must be on a leash except in their private quarters.

  

POOL AREA:  Consult the signs in the pool area and attached pool rules.  The pool hours are from 9:00 A.M. to 10:00 P.M.

  

ELEVATORS:  Bicycles are not allowed on our elevators.  There is a bicycle storage room in the lower level garage.  It is advised that you lock your bicycles to the cable along the walls in the bicycle storage room. 

 

COMMON AREAS:  Smoking is restricted on Towers property to designated areas only.  Visitors and children  under 12 years of age must be accompanied by an adult resident when using the recreational facilities.  Exercise Room age over 18 and Library are available 24/7  but Saunas, Clubhouse and Pool opened 9 AM-10 PM. 

  

DELIVERIES:  Special permission required for Moving or furniture type deliveries on Sundays or after 6pm Monday through Saturday.

  

MAINTENANCE PERSONNEL: Entrance must be permitted into units by owners and occupants to ensure necessary routine maintenance and adequate control of insects. If owners have DEADLOCK BOLTS on their door, it is their responsibility to provide with a key in their absence.  If forced entry is necessary in case of an emergency,  it will be at the owners expense.

 

ASSISTANCE:  Contact the receptionist (386-677-8333) if you have any questions concerning your stay in The Towers.  The desk is manned  from 8AM to 5PM.  In case of medical emergency call 911 and the Front Desk.  If a smoke alarm is activated in your unit, do not open hall door but open outside windows or sliding door and call the Front Desk.  Exercise room keys are available for purchase or can be logged out from the front desk.    

  

 

               POOL INFORMATION

 

    NO LIFEGUARD ON DUTY.  SWIM AT YOUR OWN RISK

  

HOURS - 9:00 AM TO 10:00 PM SUMMER----9:00 AM TO 4:00 PM WINTER

 

1.   Children under 12 must be accompanied by an adult.

  

2.   No food or glass containers are allowed in the pool area.

  

3.   No drinks of any kind are allowed within four (4) feet of the large pool's curbing.

  

4.   No pets are allowed in the pool area except service or assistance animals.

 

5.   No running or bikes are permitted in the pool area.

 

6.   No floats, balls, Frisbees, etc except Lifesaving swimming aids, are allowed in the pool.

 

7.   Shower each time before entering the pool, sand and tar must be removed at the shower area after entering from the beach.

 

8.   No diving into the pool and no jumping in the vicinity of others.  Pool rope may be removed to swim laps, but must be returned to proper position when finished.

 

9   Young children must were snug fitting leak-proof protective garments.

 

10.  No one with an open sore is permitted in the pool.

 

11.  Sand and tar must be removed from your feet (footwear) before entering the building.

 

12.  Trash should be disposed of properly in the trash containers.

 

13.  Chairs and lounges may not be "reserved" for those out of pool area more than 30 minutes.

 

14.  Earphones must be used with audio/video devices.

 

15.  Table umbrellas must be closed after usage.

 

16.  Smoking is not permitted around the pool and on Towers          Property with the exception to the designated areas.

 

17.  Do not admit unknown persons from the beach.  Pool occupancy is limited to 31 persons.
