KEY CONTROL/RIGHT OF ACCESS
The right of access to individual Units by the Towers Association is found in the Towers Documents "Declaration of Restrictions, Reservations, Covemants, Conditions, and Easements", #7, subsection (g).
 
This right of access is buttressed by Florida Statute (Chapter 718.111[5]), which states, in part, "The association has the irrevocable right of access to each unit..."  Therefore, the law is clear as to right of access.  Unit owners are REQUIRED to furnish appropriate keys to the office.
 
Units are to be accessed ONLY for Towers business (as set forth in the Towers Documents and Florida Statute) or as specifically requested by owner to Board President, Vice-President, or Manager.
 
FRONT DESK PERSONNEL DO NOT HAVE ACCESS TO UNITS. REQUESTS FOR A BOARD OFFICER TO ACCESS UNITS WILL BE FOR EMERGENCIES ONLY.
 
Unit doors can be accessed by Master Keys maintained by the Board President OR Vice President, Manager, and three maintenance personnel.
 
Copies of individual unit keys are also kept in the Towers Business Office with very limited access. There are only 5 deadbolt keys to this Business Office.  They are kept by the Manager, the Accountant, and 3 members of the Board. 
 
Some Unit owners have an additional Deadbolt or Padlock on their unit door. A copy of these keys is also maintained in the Towers Office.  Like the regular individual unit keys, these are not available to maintenance personnel unless signed out to them by the Manager as tasks require access to those units. 
 
POSITIONING OF SURVEILLANCE CAMERAS - Surveillance cameras are located in the garage, entrances to the building, clubhouse, south parking lot, and several other areas in the building.   Our camera system is in a DVD format which records up to 14 days.  New passwords are created periodically  for access to the camera system.

LIGHTING OF HALLWAYS – The hallway lights are presently reduced at 11 p.m. 

SMOKE ALARMS/ELEVATOR ALARM – When a smoke alarm is activated, it rings at the front desk. When all is clear it will be re-set by the front desk.

MISCELLANEOUS –  WE ASK ALL RESIDENTS TO REPORT ANY INFRACTIONS OF OUR RULES OR ANY ACTIONS THAT MAY COMPROMISE OVERALL SECURITY TO THE FRONT DESK  AT
